Troyes FrancePrice house in France to resist in the Quarter-Finals

Over the years, house prices fell by an average of 5.6% (4.2% of apartments), well below the expected fall of about 10% expected by most experts.

This analysis of a single fall average price figures for 2009 is largely shared by most other observers of the market, including notaries and agents nationwide, each with their own analysis and orderly market.

The 10% decline in house prices can not be discerned over the last two years, while apartments have fallen by 5.4% over the same period, according to FNAIM.

After two successive years of falling prices, they are now at a level where they were at the end of 2005.

Given the dramatic rise in the price of 140% between 1997 and 2007, the FNAIM argue that "the bubble has not burst, it has just begun to deflate gradually.

FNAIM believes that the cheap credit and rising household incomes over the last ten years has helped in the fight against falling prices, but they acknowledge that "those with the lowest incomes have been driven from the market.

This point becomes more confirmation in a recent report by the Observatory of housing credit, which noted that buying a property required an average 3.2 years of income in 2001, against more than 4.3 in 2009 .

This could be one reason why it was very quiet for one year actual sales, with only about 550,000 sales for the full year, down 21% compared to 2008, a level not seen the best part of the decade.

It also has a very similar picture for housing starts and new planning permission.

The national average fall in prices also disguises significant regional variations. The biggest fall in house prices occurred in Poitou-Charentes, where prices fell 15.3%. Other major falls occurred in the Nord-Pas de Calais (15.2%), Provence-Alpes-Cote d'Azur (12%), Picardie (11.1%) and Centre (9%).

In larger towns and cities of the fall is near, or exceeds 10%, Toulouse, Grenoble, Clermont-Ferrand, Orledans, Strasbourg and Troyes. All other major cities have declined, except Cannes (+1.1%) and Bordeaux (+0.7%). Prices in Paris fell 1.8%, but with large differences across the city.

Outlook for 2010
To the surprise of some observers argue that the FNAIM, the market seems to be "in harmony with the fundamental principles, following which they do not exclude the possibility of price increases in 2010.

However, given the uncertainty in the economic outlook, they are wary of a firm prediction for this year, instead they covered their paris by stablisation provides pricing in the range of -3% to +3%.

This is a scenario that is generally supported by the agent of the national TV Century 21, who believe that prices may rise between 1% and 3% due to strong demand, a shortage of goods and conditions of cheap credit.

Officials of a recovery in the ratio of sales last quarter, and believe that as credit conditions remain favorable, this trend will continue.

Others are a little more cautious about the outlook, including Orpi, another large national chain of agents, whose president Bernard Cadeau said recently that "the pickup truck market is real, but fragile.

national agents Laforaat also consider that prices will remain stable this year, but no real recovery in the market can be expected before 2011 or 2012. "To take a loan for 20-25 years in the future takes confidence, and uncertainty about the pervasiveness of economic recovery, no substantial increase in the level of activity can be anticipated," they said in a recent report.

Credit Agricole also argue that there will be no recovery on the market in 2010, and the price of OL.
